Living in North Fort Myers
Do you have many full-time residents at Carefree?
Of the total 278 residences, there are about 180 full-time residents. Our year-round population is increasing every year. The ages at Carefree are between 40-85. Some women continue to work full or part time.
What is the temperature in the summer?
The temperature usually stays in the low nineties all summer. We have a rain shower most afternoons then the sun comes back out. We do our exercise and yard work early in the day; movies, reading, lunch and inside chores mid day and out to the pool or dinner late afternoon. The summer is a much slower pace, allowing our residents to get re-acquainted with each other.

What is the quality of health care in the Fort Myers area?
Nearest hospital?
The Lee Memorial Health System has been rated in the top 100 hospitals in the nation. Lee Memorial Hospital is located about 8 miles from Carefree and Cape Coral Hospital about 6 miles. We have a wealth of information about doctors, surgeons, and other health care providers. You can feel safe making your transition.

What about shopping and other services?
There is a Publix grocery store, liquor store, physician, optometrist, physical therapist, as well as hair salon, carry-out pizza and Chinese restaurants within half a mile. Walmart, BJ’s, Target, Home Depot and Lowes are nearby as well, along with banks and a movie theater.
What about volunteer opportunities?
Volunteers are always appreciated here at Carefree. In addition, many of our residents assist in providing meals for the homeless, help at a wildlife rehabilitation center, work with Habitat for Humanity, volunteer with Hospice, or arrange veterinary care for pets of senior shut-ins.

Are lots owned or leased? You own your own lot.
Do you have city water, sewer, and electric? Yes.

Do you manage the property or have a management company?
Both the Homeowner's Association and the Clubhouse are currently managed by in-house managers provided by a management company. Office staff members maintain day-to-day operations and come financial records.
Is there financing available for new homes, re-sales, and RV lots?
There are various programs available to finance homes.
What about property taxes?
Lee County tax is based on the market value of the real estate and is re-appraised each year. Normally the taxing authorities use 90% of the value and the millage rate currently is $15.6804 per $1000. If you become a Florida resident, you can homestead your property to insure your taxes will not rise above a certain percent each year.
What do the Homeowner Association fees pay for?
The Resort on Carefree Boulevard Community Association fee covers basic HD cable, lawn mowing, street maintenance, lighting, trash removal, and preserving the conservation areas and lakes.
